WHAT I DO FOR YOU AND HOW I
GET PAID!!
As a buyer you may be concerned about what your Real
Estate agent is supposed to do for you and who is supposed to represent your
best interests. Listings and on site agents normally represent the seller. As a
Realtor and your agent, I abide by a CODE OF ETHICS that requires me to
represent you the buyer, fairly and ethically as well as professionally.
I will be doing research based upon your description
of your needs trying to find homes that most closely resemble your criteria. If
your needs change please let me know. I will then alter my selections to
accommodate the new circumstances. I will assist you in selecting a lender,
type of financing, selection of inspectors and closing officers. I will also
help you in prioritizing repairs and evaluating them. Once we have found a home
I will do a market analysis and advise you in making your offer. I will write
the contract for you and deliver it to the seller or their agent. I will also
advise you during the negotiations.
Most prospective purchasers will find themselves out
driving, see an OPEN HOUSE or a MODEL HOME and want to look. Should this occur
I will be giving you extra business cards. This will keep other agents from
being pushy or continually calling you. It will also protect my means of making
a living. When you visit an OPEN HOUSE or MODEL HOME ask the agent on duty if
it is OK to look around, tell them that I am your agent and give them one of my
cards. Avoid giving them too much information. They do not need to know your
last name, phone number, or how much money you have. Try not to seem excited
even if you really love the house. If they ask a bunch of questions just tell
them “My agent will give you a call if I decide I am interested in this
property.” Then thank them for letting you look. Remember any information they
volunteer. It may be helpful in our negotiating strategy.
If you see an ad or sign that interests or a home on
the internet you please let me know and I will get the information for you. If
I am not available and you decide to call yourself, be sure to let them know
that I am representing you. If they ask to show you the property, please tell
them “no." It’s not fair to use their time. If they show you the property, and you decide to buy it then
there is a chance that they will become the agent to receive the commission and
I most likely will not be able to represent you.
I WILL BE GLAD TO SHOW YOU ANY PROPERTY 7 DAYS A
WEEK. I AM AVAILABLE 24 HOURS A DAY, AND I AM PAID BY THE SELLER.
I am setting aside whatever time is necessary to
find you the home you want, but I do need your help in protecting my way of
making a living. I will be by your side throughout the entire home buying
process. I will become your friend as well as being your REALTOR.
